URGENT SALE / REPOSSESSION
Under pressure? Start by understanding your options.
If you need to sell urgently or are worried about losing your home, getting help early can give you more time to consider your next steps.
If you are worried about mortgage payments
Contact your lender as early as possible and explain your situation. Do not wait for a property assessment before seeking help. If you have received court papers or a repossession date, seek urgent independent advice and respond to the deadlines you have been given.
You can find guidance from MoneyHelper on difficulties paying your mortgage. Citizens Advice also explains mortgage arrears and sources of help. The process and available support can vary across the UK.
If you are in England or Wales and have received written notice that your home is at risk of repossession, you may also be able to get free legal advice through the Housing Loss Prevention Advice Service. If court proceedings have started, do not ignore the papers or miss any deadlines.
Where Property LifeSavers may help
If selling the property is one of the options you are considering, we can assess the property, your available timescale and the likely sale options. Depending on the circumstances, this could include an Assisted Sale, selling the property in its current condition or another suitable property-sale approach. Tell us immediately about any lender, court or repossession deadlines so we can consider realistically whether there is enough time for us to help.
An Assisted Sale involves assessment, written terms, any agreed works, marketing and conveyancing. It can take time and may not be appropriate where a sale is needed urgently.
Contacting us does not stop lender action, pause court deadlines or guarantee that repossession will be avoided. Do not rely on a possible sale as a substitute for independent advice.
Consider the whole picture
- How much time you actually have and whether a proposed sale can realistically fit.
- The mortgage balance, sale costs and what may remain after completion.
- Whether selling in the current condition or using an estate agent could be more suitable.
- Where you would live after selling and the practical implications for your household.
Our role is to discuss property-sale options. This website does not provide regulated legal, mortgage or financial advice. Obtain appropriate independent professional advice about your own circumstances.
Tell us about your property and timescale
Share a brief outline of the situation and any important dates. Please avoid sending court documents, bank details or other sensitive records in an initial enquiry.
