When your home needs work, accepting a low offer can feel like the simplest option. An Assisted Sale offers a planned approach: improve the property’s presentation and prepare it for the market before selling.

With an Assisted Sale, we can fund agreed improvements to your property without you having to pay those costs upfront. Once the work is complete, the property is marketed for sale, with the agreed costs and division of any additional proceeds set out clearly in writing beforehand.

02 · Proposed Solution

We set out a proposed plan for improvements, presentation and marketing, explaining the estimated costs and how the arrangement works.

03 · Written Agreement

Before proceeding, proposed expenditure, responsibilities, repayment of costs and the division of any additional proceeds are agreed with you in writing.

04 · Improvements & Marketing

We arrange the agreed works, then prepare and market the property for sale in line with the written agreement.

05 · Property Sale & Settlement

When the sale completes, agreed costs and the financial settlement are dealt with according to the written agreement.

Clarity before commitment

Written terms first. Agreed works, costs, responsibilities and settlement arrangements are documented before work begins.

Realistic expectations. A selling price, additional proceeds, timescale or completed sale cannot be guaranteed. Improvements do not always increase a property’s value by more than their cost.

Space for independent advice. You should have the opportunity to obtain independent legal and, where appropriate, financial advice before signing an agreement.
