What is an Assisted Sale?

An Assisted Sale gives you practical help to improve and present your property before putting it on the open market, without normally having to fund the agreed works upfront. It offers an alternative to accepting a low quick-sale offer simply because your home needs refurbishment, repairs or better presentation.

Property LifeSavers can fund or arrange the agreed works and help coordinate the preparation and sale. The work, costs and financial settlement are documented with you before work starts. An Assisted Sale is not a promise by Property LifeSavers to buy your property; the eventual outcome cannot be guaranteed.

Who is an Assisted Sale for?

  • You own a property that would benefit from refurbishment, repairs or improved presentation.
  • You do not have, or would prefer not to use, your own money to fund those works upfront.
  • You believe selling in its present condition could mean accepting a lower price.
  • You have enough time for improvements and normal property marketing.
  • You want practical help managing the preparation and sale.

Every property is assessed individually, taking account of its condition, finances and your timescale.

Why consider it instead of a low quick-sale offer?

A quick-sale buyer will normally take account of the property’s current condition, the work needed, the costs and the risk when deciding what they are prepared to pay. An Assisted Sale takes a different approach: agree a plan to improve and present the property first, then offer it on the normal property market.

The key comparison is what you could receive after all costs and the agreed settlement — not just the headline selling price. Compare this with selling in the current condition or a conventional estate-agent sale, taking your timescale and priorities into account.

How can the improvement costs be funded?

Property LifeSavers can fund or arrange the agreed refurbishment and improvement works, so you do not normally have to provide that money upfront. The agreed improvement costs are normally recovered as part of the financial settlement when the property is sold, in accordance with the written agreement.

You will know which works are funded, the agreed budget, any fees and how the costs will be repaid before work begins. The agreement also explains how additional costs or a delayed or unsuccessful sale would be handled.

A clear agreement before work begins

  • The work to be done, its budget, who arranges it and how changes are agreed.
  • Who handles access, insurance, living arrangements and ongoing property costs.
  • How the property will be marketed and how pricing and offers are discussed.
  • The costs and any fees to be repaid, and how additional proceeds are calculated and shared.
  • What happens if plans change, costs rise or the sale does not complete as expected.
  • How either party can end the arrangement and any costs or responsibilities that remain.

Take independent legal advice on the agreement before signing. Where relevant, obtain independent financial advice and check any lender consent or other permissions that may be required.

How the sale and settlement can work

Once a buyer is found, the normal conveyancing process applies. On completion, the mortgage is redeemed and other amounts due are dealt with through the completion arrangements. The agreed improvement costs and any fees are repaid, and the remaining proceeds are distributed as set out in your written agreement.

We explain the proposed settlement in plain language, showing the expected deductions and how any additional proceeds would be shared. Property LifeSavers does not use a universal percentage: each arrangement is assessed individually and agreed with the homeowner.

Realistic expectations, clear terms

Improvements can cost more or take longer than expected. They do not guarantee an increase in value, a particular selling price, profit or a completed sale. Proceed only when you understand and accept the written terms, including how changes and costs will be handled.

From first assessment to completion

We arrange the agreed works, then prepare and market the property for sale in line with the written agreement.

05 · Property Sale & Settlement

When the sale completes, agreed costs and the financial settlement are dealt with according to the written agreement.
